Homebuilding Process
8 Steps to Building Your New Thurman Home
1. Choosing Your Home
You have decided your next home will be a Thurman Home. First you will select a lot and floor plan. At Whisper Valley, Thurman Homes has pre-platted which home goes on each of our available lots. You will reserve the home and site that best meets your lifestyle, and share some information.
2. Securing a Loan
If you do not already have financing lined up, we are happy to put you in touch with our preferred lender: Arien Bowersock of The HomeLoan Expert. No matter your finances, it is our goal to have set upfront price expectations at your reservation.
3. Selections/Options
A visit to the design center is your chance to personalize your dream home before it's built. Packed with samples and displays of flooring, cabinets, countertops, fixtures, and more, it's a one-stop shop to bring your vision to life. Thurman Homes Design Consultants are on hand to guide you through the selection process, helping you weigh options, stay within budget, and create a cohesive look for your entire home. This is where your decisions on paint colors, cabinet styles, and that perfect backsplash get made - decisions that will shape the feel of your home. In addition to including multiple upscale features, Thurman Homes offers sustainable upgrades to boost your home's energy independence, such as a Tesla Power Wall.
4. Contract
To commit to your reservation, Thurman Homes will draft a construction contract from the Texas Association of Builders. The contract will specify the floorplan, site, price, and any payments. You can expect earnest money and deposit due at contract - both applied toward the purchase price at closing.
5. Construction Process
This is the most time intensive portion of the process, approaching 6 months for the build.
- Permit
- Site and foundation prep
- Framing
- Rough-in, mechanical and Insulation
- Drywall, cabinetry and interior finishes
- Exterior finishes
- Hardscape and Landscape
- Final Inspection
- Certificate of Occupancy
6. Walk-throughs
This is our opportunity to walk through the home with you to inspect the finished product. Think of this as an additional quality control and chance to have a one on one with the builder to see how everything works as intended.
7. Closing
The most paperwork intensive portion of the process, this is when you sign the final transfer of ownership documents, and are handed the keys.
8. Warranty
We’re glad to have gotten to know you, and chances are you feel like friends, as do many of our happy homeowners. We do not want to see you again (for warranty callbacks!), though. That’s why we don’t close until we and you are totally satisfied - with any walk-through questions resolved. As an additional safeguard, Thurman Homes partners with StrucSure to provide a 2-10 Home Warranty. When we see you again, it will hopefully be upon invitation to your housewarming party!
